Udupi to host ‘Credai Statecon’ state conference on Sept 7& 8

Udupi, Sep 4: For the first time in the history of Credai Udupi, 6th edition of state conference ‘Credai Statecon 2018’ on theme ‘Ease of doing Business’ will be held on September 7 and 8 at Basel Missionaries Memorial Auditorium, Chitpady.

Confederation of Real Estate Developers Association of India, Karnataka is organising the conference and Credai Udupi will host the programme. This conference will be attended by Credai members and developers of all chapters of Karnataka, along with engineers, architects, and representatives of financial institutions, key decision makers of the government and from Indian housing and real estate industry.

The inauguration of the event will take place on Friday, September 7 at 10 am. Karnataka Minister of Housing and Urban Development U T Khader will be inaugurating the session. Udupi MLA Raghupati Bhat, MLC Ivan D’Souza, Siva Reddy – Vice President, Credai, National, Infran Razack, past president, Credai Karnataka, CMD, Prestige group, A Balakrishna Hedge, Advisor, Credai Karantaka, R Nagaraj, Mentor, Credai Karnataka, Dr. V. K. Jagadish Babu, Chairman, Credai Karnataka, Shankar Sastri, president, Credai Karnataka, Jerry Vincent Dias, President, Credai Udupi, Sudhir Shetty, Chairman, Organising Committee, Statecon – 2018, Ram Chandani – MD, CBRE will be present on the occasion.

Sessions

Session – I (Day – 1) - Infrastructure growth and ease of doing business in Karnataka

As the fastest growing state and the third highest contributor to country’s GDP, Karnataka has emerged as a fine example of an “ideal state”. However, to further strengthen this reputation, the pace of infrastructure, development and ease of doing business needs to improve and set new benchmarks. Some issues which will be discussed during the session are – the current status of ease of doing business, the challenges and the solutions, infrastructure development – the current status and the future, how to establish stringer engagement with relevant government departments.

Speakers like Infran Razack, past chairman, Credai National and CMD prestige group, Anjum Parvez, secretary UDD, government of Karnataka, Dr J Ravishanakkar, IAS, Secretary, to housing department, government of Karnataka, Kumar, director, town planning, Gummi Ram Reddy, president, Credai Telangana Chapter will address the audience. Ramani Sastri – Past President Credai, Karnataka and CMD, Sterling Developers will be the moderator.

Session – II (Day – 1) - A deeper dive: RERA, Title insurance, Liabilities and legal issues demystified and simplified

While RERA became part of our lives, we are yet to understand its finer aspects and nuances. The new regulation also needs to be understood in the light of the rules governing insurance and liabilities in this vast sector, which contributes around 8 percent to the national GDP annually. Demystification of the rules and regulations should be treated as a minimum requirement in the industry, which impacts every other and has the capacity to bring a positive change to innumerable number of lives.

Under this session the panelist will take a deeper look into the regulations concerning the real estate industry and will try to demystify the puzzle it poses.

Some of the issues which will be discussed in this session include - RERA and the future of real estate industry, regulations, legalities and liabilities in the real estate industry, best case scenarios under the new regulations.

Speakers like Piyush Singh, Advocate - PSP Legal, Sudip Mullick - Partner Khaitan and Co (Law firm), R. Nagaraj – CMD Zonasha Project (Mentor CREDAI Karnataka) and Moderator A Balakrishna Hegde – Advisor CREDAI Karnataka and MD Chartered Housing (P) Ltd.

Session – III (Day – 1) Alternative Asset Classes

Call them unconventional and complex, but alternative assets are on rise. No wonder most of the alternative assets are held by institutional investors and high net-worth individuals with appetite for working in an environment which has limited regulations and policy framework. While many alternative assets have high minimum investments and higher entry fee, there is also less opportunity to publish verifiable performance data and advertise potential investors.

This session will discuss challenges and opportunities in some popular alternative asset classes in real estate industry such as - senior living / senior housing, student living / student housing, logistics and warehousing.

Speakers Adarsh Narahari – Secretary CREDAI Bengaluru and MD Mantri Primus will speak on senior living, Vineet Goel (Pune) will speak on topic Student Housing and Manikandan Ramachandran, VP, TVS Infra will address the audience. Past President CREDAI Bengaluru and CMD RMZ Corp Raj Menda will be the moderator for the session.

Session – IV (Day – 1) - Affordable Housing

The concept of affordable housing is on rise like never before. Government policies such as Pradhan Mantri Awas Yojna (PMAY) further aim to provide 20 million affordable houses by 2022 and the real estate industry has a big role to play in ensuring success of this ambitious project. Competition in the industry has only ensured that affordable houses come with all basic amenities, which used to miss the discussion earlier.

This session will take a deeper insight into aspects related to affordable housing and will discuss some pertinent issues such as: Future of affordable housing: The Opportunity, Where is the money! Challenges and the solutions.

Sachin Kulkarni, Pune, Convener of Affordable Housing Committee of CREDAI National will speak on affordable housing, K P Agarwal, Regional Head of Operations, Karnataka and Goa will speak on financing for affordable housing sector, an Architects view on AH sector. Past President CREDAI Karnataka and CMD Mantri Developers Pvt. Ltd. Sushil Mantri will be the moderator.

Motivational talk

Zubin Rashid will deliver motivational talk on role dynamics of profession for generation next and leadership transition in family business.

Session – I (Day – 2) - How to maximize RoI in marketing

The onslaught of digital media in the past few years has subverted traditional best practices in marketing, forcing businesses to relook at their marketing plans, unlearn as well as learn new strategies in marketing. Is digital marketing a boon or a bane for your brand? This session aims to have representatives present both sides of the argument. The session aims to shed light into the pros and cons of incorporating digital marketing in today’s business strategy. Love or loathe it – digital marketing is here to stay!

Some of the aspects that will be touched upon in the session include, how to maximize the ROI in the marketing spends both in traditional media or with social and digital media and how to have the brand visibility as well as the revenues strengthened with the right blend.

Speakers like Swapnil Marathe, Head of India Scaled Programs, Google Marketing Solution, Jatin Modi, CEO, Frog Ideas, Pratham Hegde - Head of Marketing Sciences – Facebook will address. Raka Khashu - Marketing Director, CBRE, India will moderate the session.

Session – II (Day – 2) - Technology in construction and skill development

Deadlines are important in real estate and it is important to adopt to right technology along with skilled manpower to ensure timely completion of projects. The growth in the industry has fueled demand and today construction industry is at the point of witnessing disruptive changes in building technology, introduction of newer and advanced software, as well as artificial intelligence.

This session will discuss the evolution of technology in the real estate industry and will offer insights into - latest technological introduction in real estate industry, requirement for skilled workforce in real estate, developing synergy between technology and human skills – the winning formula. Speakers and panelist will be Krishna Somaraju L&T, Najeeb Khan (MD) KGD Architects, S J Vijay – Promoter, Salmon Leap – Portable Pre-cast Technology and Moderator Murali Talapaneni, Director, PJM.

Sudhir Shetty, Chairman Statecon – 2018 and managing director Kirthi Constructions, in his message said that the grand event being conducted in the district is a proof that Udupi is growing at a fast pace in the coastal region. Udupi was known as temple town and education hub. But apart from this, we want to show how the development will be taking place and it will help everyone to grow in the coming years. Shetty invited all the builders, developers who are not registered under Credai. He also invited all engineers, architects to participate.
