Sai Grandeur – A Jewel in Mangalore's Crown
Like all Land Trades’ projects, Sai Grandeur is a unique residential enclave having all the hallmark features that the firm is famous for. It comprises 120 two- and three-bedroom luxury apartments. The project is divided into two blocks having ten floors each.
Sai Grandeur is situated in the heart of the city, opposite Capuchin Friary on Jail Road, Mangalore. This location in a serene residential neighbourhood gives the residents quick reachability to any part of the town within 15–20 minutes drive.
Launched on May 23, 2010 and completed and delivered in exactly 24 months as per schedule, Sai Grandeur today enjoys a pride of place as a marketing and technical success. Being the first mega project of the firm, Sai Grandeur enabled Land Trades to prove its mettle and establish its credentials as a capable and reliable promoter of large projects.
Project Concept and Creation
Sai Grandeur was conceptualized and designed by Land Trades after identifying a specific customer niche. The insights gained into customer tastes and preferences from its earlier projects, helped Land Trades to adopt a customer centric approach and to visualize this project with greater clarity of purpose. Aspects like income and socio-economic factors, family and occupational profile and emerging trends were taken into consideration to design and conceptualize Sai Grandeur to appeal to a specific prospective customer base. Every aspect and feature of the project was formulated to meet the needs of the target customers. Due to these reasons, Sai Grandeur enjoyed a ready market even before its launch and the firm was able to register brisk bookings. The project was sold out in record time.
Planning and Disciplined Execution
The most testing part of any real estate project is how the company bridges the gap from idea to execution. For meeting this challenge, the firm assembled a project execution team and tasked them with the goal of achieving total quality of execution exactly on schedule. After studying the issues involved, the team came up with a plan of action for completing the project. Strict discipline was maintained at all levels during the construction phase.
