Mumbai, Nov 17: India’s tallest ‘green’ building is all set to come up in the city.

The 85-storey Park Hyatt Tower at Marine Lines will be built using recycled raw materials such as aluminium, steel, tiles (made of recycled glass and minerals), bamboo products, green roof, non-toxic paints and fly ash cement (a by-product of heating coal).

It will be 301 metres high and spread over 8.82 lakh sq ft. It will also have ‘hanging gardens’.

“Many buildings are following the trend of ‘going green’. The construction cost involved in green buildings is 2 per cent higher than in conventional buildings.

However, in the long run, this proves to be more profitable as these buildings need less maintenance,” said Joe Verghese, COO, Colliers International, a real estate consultancy.

Park Hyatt has been designed by American architecture company FXFOWLE (formerly Fox and Fowle) and is being built by Neelkamal Realtors.

Refusing to divulge details, Nabil Patel, director, Neelkamal Realtors, said, “We will disclose details in January.” However, according to sources, construction may begin in few months and the tower will be ready within four years.

Meanwhile, the city has another green building — I Think IT Park — being built in Kanjurmarg. It’s being constructed by the Lodha Group.

Said Sumit Sarkar from the marketing team, “The I Think IT Park is one of the first green constructions in India.”
